See where every kilowatt goes, then let Arva cut the waste.
DigiNest's AI building energy management system turns scattered energy data into one clear picture, then puts Arva to work trimming consumption and demand charges automatically, without ever sacrificing comfort.
Fixed schedules waste energy you can't see.
In most buildings, HVAC runs on fixed schedules, empty zones stay conditioned, and demand peaks go unmanaged. Energy is the single largest controllable operating cost in a commercial building, yet it is usually managed reactively, if at all. Buildings account for roughly 30% of global final energy consumption (IEA), and a large share of that is waste that better control could remove.
How DigiNest does it
Continuous metering and disaggregation
See consumption by zone, system, and asset: not just one number on a utility bill.
Real-time optimization by Arva
The agent matches conditioning, lighting, and loads to actual occupancy and weather, trimming setpoints within comfort bounds.
Demand and tariff awareness
Arva shifts flexible loads away from peak-price windows and can participate in demand-response within limits you set.
Comfort-aware by design
Optimization happens inside comfort and air-quality constraints, so savings never come at the occupant's expense.

What Arva sees, decides, and does in real time.
The data Arva reads
DigiNest connects to electricity submeters, BMS controllers, HVAC units, and lighting systems over BACnet/IP, Modbus TCP/RTU, and REST APIs. Every zone's consumption is metered at five-minute intervals. Arva reads weather data, occupancy feeds, and utility tariff schedules alongside the live energy stream giving it enough context to distinguish a spike caused by a cold morning from one caused by inefficient equipment operation. Sub-metering at zone and asset level makes it possible to identify exactly which systems drive peak demand, and by how much.
The decisions Arva makes
Arva runs a continuous optimization loop across HVAC setpoints, schedule offsets, and flexible load timing. On a warm morning, it pre-cools the building before the peak-tariff window opens, then holds setpoints slightly higher during peak hours within your defined comfort band. In unoccupied zones, conditioning drops to a minimum hold setpoint. When a demand-response event is signaled, Arva shifts loads within the limits you have pre-approved, reducing the demand charge multiplier on your utility bill. Every decision is logged with the rationale and the energy reading it responded to.
What the building team sees
Facility and energy managers see a live consumption dashboard disaggregated by building, floor, system, and asset. Savings appear as a running total against the pre-optimization baseline, updated continuously. The action log shows every intervention Arva made, with the before-and-after energy reading, so the team can validate results rather than trust a black box. High-impact decisions changing a scheduled setback, adjusting a demand-response participation limit surface as recommendations requiring your approval. Arva acts within limits you set. Low-risk optimizations happen automatically. High-impact changes come to you with a recommendation your approval, one tap.
Carbon tracking flows automatically
Every kilowatt-hour Arva saves is simultaneously tracked as a carbon reduction. DigiNest calculates Scope 2 emissions from the grid emission factor applicable to your location and updates the carbon record every five minutes. When Arva reduces demand during peak periods typically when the grid runs on its least-efficient generation mix the carbon benefit is proportionally higher. This granularity flows directly into GRESB, BRSR, and CSRD disclosures, giving ESG reports the data quality and methodology transparency that auditors and institutional investors increasingly require.
Frequently asked.
What is a building energy management system (BEMS)?
A building energy management system (BEMS) monitors, controls, and optimizes a building's energy use across HVAC, lighting, and electrical systems. DigiNest's Arva goes beyond traditional BEMS software by acting as an autonomous AI agent: continuously optimizing setpoints and loads in real time over BACnet and Modbus, rather than requiring manual intervention or fixed schedules.
What is the difference between a BMS and an energy management system?
A building management system (BMS) monitors and controls building equipment such as HVAC and lighting. An energy management system (EMS or BEMS) focuses specifically on reducing energy consumption and cost across those systems. DigiNest combines both: it integrates with your existing BMS over BACnet and Modbus, then adds an autonomous optimization layer that acts on energy data in real time.
How does AI reduce building energy use?
By matching conditioning, lighting, and electrical loads to real-time occupancy, weather, and price signals: continuously, rather than on fixed schedules. DigiNest's Arva agent makes these adjustments automatically within comfort limits you set.
Will energy optimization make spaces less comfortable?
No. Comfort and air quality are constraints on optimization, not trade-offs. Arva optimizes within those bounds.
Does this require replacing my HVAC or BMS?
No. DigiNest works on top of existing systems over open protocols: BACnet, Modbus, KNX, and LoRaWAN. Zero new hardware is required.
How are demand charges reduced?
By forecasting and flattening peak demand: shifting flexible loads away from high-price windows and participating in demand-response programs within your defined limits.
